North peripheral of Lyon : existing anticipated effects on growth real estate and land market of Lyon metropolitan area?

The opening of the North ring road of Lyon which is a toll motorway was studied. This project started in 1991 and the link opened in August 1997. The layout fits into Lyons agglomeration perimeter. It joins a residential area located in the west of Lyon (Ecully, Tassin-la-Demi-Lune, etc.) to an area with a strong concentration of employment (Villeurbanne) located in the east. There are six interchanges which distribute traffic to the city centre. All of real estate and land transactions realized in 'Grand Lyon' area (55 communes) are gathered in this data during 1990-2000. The growth of traffic between October 1997 and May 2000 shows strongly the interest of inhabitants in the new link. So household migration at zone entrance level of highway and even beyond this zone is anticipated. Using a generalized 'before and after' method, indicated that the land market had begun to adjust well before facilities were available for use. The target is then to determine the link between attributes combination which characterise the housing and its price in the market for deducing price difference inherent in different attributes. The analysis of improved transportation effects on residential land values requires a statistical model which control others variables likely to influence land prices. The effects of changes in transportation system which influence location choice are essentially reflected by accessibility attributes. For the covering abstract see ITRD E126595.
