The history of development in Florida is one identified with exceptional examples of success and numerous exhibits of projects that some communities and many regulators would like to forget. In both cases one can assume that the initial intent by the developer, the review agency, the planners and architects was to create an asset to the community. However, for a multitude of reasons that would be viewed as differently as there are types of land uses, not all communities have benefited from the quality of creation that is the goal of almost all true professionals. Fortunately, recent changes and more that are on its way are beginning to open the doors to new applications of old traditions. Partnerships and agreements between the developer and state agencies, developer agreements between the proposers of projects and local jurisdictions, comprehensive plan zoning and development code changes that support trends in "Smart Growth" are all beginning to change business as usual into business with a future. As a leader in the State of Florida and around the country in the area of land development and community planning, Glatting Jackson has had the pleasure of working on a number of projects that exhibit a range of partnerships between developers and the communities in which they have projects. The following examples reflect a selected group of Florida projects, and some from other locations in the United States, that demonstrate a variety of partnerships that have been successful in supporting quality growth, creating compliance with existing rules and regulations and producing a product that both the developer and the community are proud to be associated with. Each of these examples focuses on the transportation aspects of the project.
